This email has gone to Away Senior Management and Stacey (Interim GM) just now…….We have stated our feelings on this before and we are still waiting for a response – you will recall we did go back when they offered the owners swim to say this isn’t really the issue – and the PAYG guests blocking the pool usage is the real concern………..
We understand the swimming pool usage of members, owners and guests all year round but in the peak periods we are increasingly concerned about the use of “one off” paying customers (especially from PV next door) that “bed block” the use of the pool which we as owners are paying for.
The provision of an owners swim is welcome but we know the bather load is restrictive so at peak periods the usage of the bay pool should really be confined to owners, members and guests.
Some stats:
The bather load is 63 – based on an hourly swim band that you have implemented on a typical day then the pool is open for 8.5 hours (due to the 1 hour lunch break) – this means the pool has a capacity of 535.5 people (assume the .5 is a baby 🙂 )
So given there are approximately 250 2 bed units(sleeps 4), 100 1 bed units(sleeps2), 80 3 bed (sleeps 6) and 50 4 bed (sleeps 8) then this makes a max capacity resident on the bay of 250*4+100*2+80*6+50*8=2080 people (this is conservative as some 3 beds sleep 8 etc)
This means on a given day the pool only can serve 25.7% of all residents on the village – this we are sure you will agree is demonstrable evidence that the usage by outside PAYG users can only serve to diminish that percentage – with the irony that 100% of all owners (and by definition their guests) are paying for.
The members have also requested that we ask you to revisit the opening times which were reduced in Covid from 7am-8pm with adults swimming the first and last hour – if these hours were reinstated it would give the daily capacity and increase to 819 meaning a capacity in peak times of 40% of guests staying (using the logic and maths above).
