Dear Owner,
As we approach the Festive Season, you should be made aware of the outcomes from a meeting today between the FBOA and AWAY Management, with both local and Head Office personnel.
- Property valuations for insurance purposes – AWAY have conceded their previous errors in valuation calculations and from 1 October 2025 our property insurance premiums will decrease by approximately £20,000 per annum
- Business Interruption Insurance. AWAY have decided that since this is not required by the terms of the lease they will cease providing this cover at some point in the future. They will write to all owners and provide sufficient notice of the change – so that those owners who so wish can proceed to arrange their own individual cover. This change will also lead to a moderate reduction in our premiums. It should be noted that the FBOA was unable to challenge this removal as this type of insurance is not included within the lease and Away Resorts are at liberty to do this.
- Sinking Fund contributions. You will recall these recommenced in January 2025. The FBOA has suggested that these funds could be utilised to replace the Leisure Centre changing rooms. AWAY are intent on canvassing all Owners with suggestions as to what the funds should be used for. They will write to all owners on this subject sometime in the New Year.
- 2024 and 2025 Service Charge audits. There have been significant delays in these processes and the FBOA has not yet been presented with the draft numbers for 2024. Today we were promised that we would receive the 2024 numbers within the next week and the 2025 numbers in the New Year. The FBOA audits will therefore become much prompter as we move forward.
- Replacement of wooden sleepers. A 3-year rolling programme of replacements was due to commence a few months ago. AWAY today confirmed that replacements will commence in January 2026.
- Meadows road. Materials are due to be delivered shortly to enable the re-filling of all the pot holes. AWAY recognise this is not a permanent solution and will endeavour to find a solution in the near future.

The FBOA membership year runs from October 1st 2025 – December 31st 2026. To remain a member (including membership of the FBOA Facebook group, the mailing list and other benefits) you will need to have renewed by December 31st 2025.
Please remember for renewals:
- If you own more than one property you need to pay and be a member for all the properties you own
- The cost is only £10 for 2026
- Each plot gets one voting right in any votes
- If you have already renewed you will still be receiving this email so dont worry – you dont have to do anything!

Please note that as we move into 2026, members who don’t renew will cease to receive these emails as well as membership of Facebook groups etc.
