Michaela has supplied some follow up from the AGM – See below:

Grounds and Maintenance
Weed and spraying:
Unfortunately given some of the policies around this, we are unable to conduct this in house. With that we are currently reviewing quotes from contractors to carry this out.

Hedges and bushes:
We are at that time in the year were we shall start pruning more heavily ready for the spring in 2025 – this will allows us to have more control over the growth, and ensure our beautiful village continues to be elevated into 2025.

Bin Bays and man holes:
These are with a contractor to address, these will be completed in due course.

Parking:
All holiday makers booking in at reception are now to register their car regs, we are looking at Owners stickers and cards to display for your guests. I will send out further information.

Street Lights:
I am ever so sorry for the confusion our end regarding the contracts in place when I was appointed. Myself, Tom and the business are reviewing the quickest solution to this and are hopeful to have something in place as soon as possible.

Boules Courts:
I have shared your feedback with Tom, and we shall send out more information on these as soon as possible – thanks again for sharing your views on this.

Step Audit:
Thank you for bringing this to my attention, I am investigating this and will update in due course.

Signage:
Please see the list of signage we have either ordered, waiting on delivery, or reviewing currently:

1. One way signage, entry and exit, 5mph for the Meadows
2. To place in the structure at the main entrance – thank you Anthony for sending across the details on this (this is the application from Away to the council for the new signage)
3. Dog fouling
4. Parking signage

Cleaning
Windows, softas and facias:
This is a continuous process, with the rotation well underway. A list of all properties daily is now being recorded. Thank you for your continued feedback on this service.

Communal areas:
I am sorry for the couple of weeks where the standard of this was not at its usual high standard, we have now taken this inhouse and have a dedicated team carrying this out three times a week.

Polite Reminders:
Please do pick up your dog mess and those staying to do the same.

Please log all you queries with the guest services team, to allow the correct person to actions your jobs, queries or questions.

December:
We do not have the fixed schedule as of yet for the activities, but please do keep your eyes peeled for the all the festive activities The Bay team and our very Elf will be over seeing this December. Including Christmas crafts, Santa and Reindeer on the 22^nd Dec, Singers nd quizzes. As soon as we have this schedule we shall share with you all.

Renewal of Membership – NOW OPEN
at the moment – if you have already renewed you will still get this email – please ignore this section 
As always at this time of year we start the renewal process for the next year and this year we are giving you advance notice.

The FBOA membership year runs from October 1st 2024 – December 31st 2025. To remain a member (including membership of the FBOA Facebook group, the mailing list and other benefits) you will need to have renewed by December 31st 2024 so we advise renewing ASAP.

Please remember for renewals:

• If you own more than one property you need to pay and be a member for all the properties you own
• The cost is only £10 for 2025
• Each plot gets one voting right in any votes
• If you have already renewed you will still be receiving this email so dont worry – you dont have to do anything!

As we move into 2025 and with the issues being reported in 2024, it is vital that as owners we are united and one voice. To remain legally recognised for the essential audit of the service charge we need 50% of the eligible owners every year to be members. Please ensure you renew your membership and encourage others to join!
