Following Wednesdays meeting, Michaela is now on annual leave. She has, however, asked me to circulate this:

Grounds

I have spoken with the grounds team, and wanted to make you aware of the following:

  1. We now have 4 team members and 1 newly appointed Team Leader, as well as a new Park Services Manager
  2. As of Monday 19th August – we have team working on the grounds 7 days a week
  3. Over the last month also, we have removed unnecessary tasks from the grounds, so they can soley focus on cutting, strimming, weeding and hedge cutting
  4. we have changed the hours as well, so they are in for longer whilst we have day light, rather than finishing at 4.30, half of the team now finish at 5.30 at least 4 times a week
  5. 3 team members form part of the rotation for grass cutting and will focus on a specific area at time, 2 cutting grass, 1 strimming, so we can systematically complete one area at a time
  6. As per Joe’s assessment of the grounds productivity, the team have managed to confirm with the new rota and working times, we can complete a full park grass cutting and strimming over a 7 day period (weather dependent)
  7. Joe’s focus is now a time in motion assessment of hedge cutting, this will allow use to obtain if we require more hours ie team for  hedge cutting in particular
  8. Reactive jobs, will continue to be assessed on an induvial basis, Health and Safety taking priority over everything. If a job logged is apart of the rotation it will carried out in due course as per the rotation
  9. Spraying will take place at the beginning of September – I will share what areas and when, so we can inform the Owners, especially with dogs, to maintain a safe environment
  10. Please know some areas have been and will continue not to be strimmed due to dog mess, the team have advised  me there are certain properties who have a lot of dog mess at the back of them (gardens), this is a health and safety issue for the team strimming. We will be unable to strim in those circumstances and will contact the Owners to advise this.

I have caught up with Vergo Pest Control. Currently as part of the service level agreement (SLA), we have 8-12 site inspections a year. We hold rat traps in the bins bays at the back of house areas. Currently these are not in all bin bays. Part also of the SLA, is that they are to attend within 24 hours.

When I return from annual leave, I’ll have more information ie hedge rotation, and answers from the meeting last night. I have on my list:

  1. Bin bay access/parking spaces
  2. Parking bays line painting
  3. Update on painting lodges in the meadows
  4. Window cleaning, updated rotation including facias, softas, and gutters
  5. I will be working with the Experience/Reception team on communication rhythm and routine for jobs and events
  6. Public foot path jet washing
  7. Ev charging point communications 
  8. I have asked for capex for bark ready for 2025 – I’ll keep you updated on this
